Hey Chuk!

It's great to see your enthusiasm and dedication to learning the ropes of real estate. Your willingness to work for free to gain hands-on experience speaks volumes about your commitment and work ethic. When I first started, I remember how valuable it was to get involved in projects, learn from experienced investors, and build a network within the local community.

In the College Station area, there are plenty of opportunities to get your hands dirty and really learn the business from the ground up. I would recommend reaching out to builders in Brazos county and the surrounding counties and offer to work under them free of charge. Your hunger to learn and grow is exactly what will set you apart in this industry.

Hey Chuk! I'm an investor and agent in College Station area who, just like you, started out in the business very young. At 18 right after High School I started as a real estate agent, and with the right guidance, a year later I bought my first property. @David Ramirez is right, "Nothing worth doing is going to be easy." You have hustle which is very obvious from the commitment you have put into whole selling already. You will be successful, although I would pivot from wholesaling in BCS. The reasons why are too long to write in this post, although it is hard to do in this market. We should grab lunch sometime soon and talk about where you want to go and how you want to get there.

Hey Ally!

I just sent you a direct message with some more information. Although, I specifically wanted to answer the question on if you should start the process of evicting the tenants. Obviously, I am not an attorney, verify all of this information with an attorney to help with your specific situation. I sent you a good one in the DM. Evicting tenants take time and the timer starts when you start the eviction process, not when they are behind on rent. In other words, if you wait until the end of the month and realize they haven't moved out, you then have to start the eviction process which would make the time before they move out and a paying tenant moves in longer. The first step of the eviction process isn't anything that would affect their credit, or cost much, so I would do those steps now so that you can start the legal action immediately on the 1st of August if they haven't moved out. Here is a website that gives you the step by step instruction if needed https://guides.sll.texas.gov/landlord-tenant-law/eviction-pr... Step one is to provide written notice to vacate. If this were my property, I would provide that notice ASAP saying they need to be out by 7-31-24. This is more than the minimum required 3 day notice. Also, in order to cover all my basis, I would provide a second notice to vacate within a week of the end of July. I'm sure you will have a lot of questions throughout the process, so don't hesitate to reach out if you need anything.

College Station does have deals that can be made. Depending on you strategy and plan I would tell you to potentially look into different areas of College Station. Creek Meadows does have nice homes, although sometimes the properties don't pencil out like @David Wolkoff said. Have you looked into other subdivisions that may be a better fit for your investment goals? Pleasant Hill may be a subdivision worth looking into.

That sounds like a great investment. Many of my investors have had good success doing the same strategy in the Bryan and College Station Market. Texas A&M bringing in 6 or 7 thousand students every year, the appreciation will surely pay off after four years. I would encourage you to find a way to purchase another investment before you leave College Station. Congrats on the good investment!

Airbnb in College Station and Bryan does really well. It takes more time and isn't as passive although if this is your first investment I would say look into doing Airbnb to help out financially while getting started and like @Eliott Elias mentioned if it ends up not working for STR you can then switch it to LTR.

Finding deals is hard and financing them is getting harder. In a market of rising interest rates creative financing can help get a deal to closing. Grab a buddy, grab some food, and most importantly grab a notepad. Come eat and network with other investors that know the advantages of creative financing and how to use creative financing to grow your business.
