Looks like a fantastic Investment! One question I do have is on the financing. Was the note amortized for 12 years or a balloon payment?

Hey @Daniel Sanchez! I'm happy to see you interacting with the BP community and see you ready to take action on purchasing your first property! As for the three things that should be done to reach your goal, this is what I would recommend.

1) Know exactly how your going to fund your deal. Especially with this being your first investment financing will most likely be one of the biggest problems you'll need to solve before being able to close. With your current financial statement will a bank lend to you? If not who can you partner with? Do you need to find an owner financed option? Do you have the down payment needed to close? Knowing the answers to these questions before hand will be one less thing to worry about during the option period and will also give the seller confidence in your ability to close making your offer more desirable than some others

2) Know exactly what you're looking for. You must know what you are looking for if you truly want to find it. Most people miss opportunities in life, not because the opportunity wasn’t there, because they didn’t have a clue what it looked like when it arrived. They never slowed down and took the time to figure out what they were looking for.​ On the flip side Al Rincon (our broker) told me one time specifically about finding investments "Have a standard. If you don't stand for something you'll fall for anything." In other words everything can look like a good opportunity if you don't know what you're looking for.

3) Start looking for your investment right now. It can take sometime to find the right investment especially in this market. If you are relying solely on the MLS to find deals than you can't really do anymore than look to see what new listings have come on the market and if you are searching for off market deals start the search now.

4) Lastly, there's the quote that states "your network equals your net-worth." Knowing more people can never hurt you achieve your goals. Take time to network with other investors, specifically there is a meet up that happens on the 2nd Thursday of every month in College Station and it is a perfect place to meet like minded investors that can help you with your future investments, answer questions that you may have on certain deals, or help you figure out how to do something they have already done.
