Hey Glenn! For positive Cashflow I have heard great things about Orange, Texas. College Station is worth looking into as well and here it is hard to make properties cashflow and not impossible. With the increased prices and increased interest rates it is getting harder and harder to find something that cashflows. I would recommend looking into putting a larger amount down as well to ensure cashflow just like @Ryan Kelly mentioned.

@Arthur Vivero Congratulations on starting your investment Journey! @Wale Lawal and @Gregory Schwartz both have good advice. Absorb as much as you can and ask as a lot of questions. like Greg mentioned we are hosting an investor meet up this Thursday in College Station at 7 at one of my investments that I'm house hacking and taking a very similar approach to what you had originally talked about in your post. It will be a great place to meet other investments and see what their recommendations are for your first investment. Greg's post has a good recommendation and the only thing I would argue is with 6 people a 3 bedroom is going to be tight. There are a few bigger duplexes in College Station that may be worth looking into. The ones I'm talking about are 4/4 on one side and a 2/2 on the other. This will give you more room on the 4/4 and still be able to use it as an investment property. Another idea is finding a SFR with a mother in law suite or something of the sort that can be converted into a rental. Ultimately your idea now of doing a BRRRR is a good option as well. There is a lot to discuss regarding this and the investor meet up will be a great place to discuss it! I hope to see you there!
