Welcome to Bigger Pockets. Sounds like you already started to lay a good foundation. I would ask lots of questions here at BP. The community is great for sharing opinions and experiences. Also I would make sure you are consistent with your REI Meeting not just take business cards but learn from the people you are wholesaling too. The more you understand there business the more you will be able to sell to them. Happy Investing.

Welcome to BP. Always Happy to meet another Investors in the Ocean County market. To start off I would join some of the local REI groups in the area. This is were I have met some of my best networking opportunities. Whether it was for a contractor referral or even other wholesale deals.

I would call some of the local Realtor in the area and ask for a recommendation. You can ask other investors who sell homes retail (in the same fashion you are rehabbing too). I am sure they been on other side of at least one home inspector who had a fair and through report. Also other local investors from your REI may have done the same with home inspector prior to starting work and they can get you a discount on somebody good.

i would look at it from a different perspective.  First as a newbie it is just getting out there and practicing in front as many sellers as you can see; beside you never know what may occur.  If there any room for negotiations is this seller going to remember the person who did not come out and told them that over the phone we cant help or the Real Estate Professional that came out explained why her offer is what it is faced to face.  Also while there you can ask for a referral for somebody else who might not be in such as good shape as you "Mr Seller" who may really benefit from our services.  I have been told many time there is no repairs that need to be done before only to get out there and there are leaking pipes and rotted floors.  Best case the house is in great shape you can get an "option" now as a New Real Estate Professional you have at least something to market and talk to your potential Cash Buyers.  Where you can be honest and say I got this deal it not for a rehabber but it for a landlord here is why...... Build up you list of other investors and credibility at the same time.  Happy Investing.

Welcome back. My first deal was in Little Egg Harbor, NJ. My biggest challenge was finding contractors to show up. I must have called a dozen or more. On my way down to the house for the appointment which was more than an hour away I confirmed the appointment. They still did not show. I learned It is not personal to me.(at least that what i tell myself). Also it may it take some time to find that first deal that's OK just make sure the numbers make sense for your business. I would also check out local REI groups which I did not when I first started. Now I tend to get my best referrals from other local people I have networked with. Happy Investing.
