Post: Feedback on software used for cold calling/texting by VA's

I really like batchdialer, but I use reireply for texts. Their follow up systems, triggers, etc is awesome. I've made so much money off of reireply it's insane. I wouldn't call batchleads a crm. You prob want to look at podio, resimpli, freedomsoft, etc for that. You're also probably paying way too much for your VA's if you're using startvirtual. No shade to them, I really like their course on training, hiring, and building a great company culture based on VA's. You'll probably be better off just buying that course and hiring your own va's directly or through a cheaper VA managing service. For example I only Pay 6 bucks an hour for my va managing/training service. These guys that are charging 10-16 bucks an hour for VA's are caking it up!

I watched the CEO’s podcast on Real Estate Disruptors and it definitely piqued my interest. I wouldn’t buy it unless I was doing nationwide wholesaling in every major market though. It’s easier just getting in contact with the top couple of hedge funds in your market which is way easier than most people think. Not going to lie though investor lift is VERY tempting. There’s some big dogs that are currently using it.

I wholesale mostly and flip sometimes. All marketing methods work. You just have to be consistent with them. I like cold calling and texting because it’s cheap, but at the same time I love PPC because it’s efficient even though it’s expensive af. You will not get better leads than PPC/SEO Leads. They are one or two call closes, whereas with cold calling and text message sometimes you will have to touch these people 10-20 times over the course of months and sometimes years. I have never done mail but I’ll probably be testing that out next year. My deal spread has been relatively even amongst all the marketing I do which is why I like doing all 3, ppc, cold calling and texting.

As a wholesaler my honest opinion is I would probably never buy from one. Build your own deal pipeline and wholesale the properties you don’t want and cherry pick the best deals to take down. You’ll probably end up making more money wholesaling but that’s another topic entirely. If you’re an investor and you’re not wholesaling, then your deal pipeline isn’t robust enough.

Just curious, why do you only want mobile numbers? That is a tremendous list of data. Trust me I know because I pull huge lists every month, and when I scrub for mobile only to run text campaigns, I literally lose almost 60% of the list every single time. This is why cold calling will never die and should always be a staple of your marketing.

 I use Wholesaling PPC

I'm going to actually address the problem in OP instead of yelling at the poor guy for wanting more deals.

OP, stop calling niche data and grab some more wider data. You need more leads if you want more deals. Niche is great until you hit a plateau like you have and then it's time to get more data. Start with Absentee High Equity. If you need more than that then start doing Owner Occupied High Equity. You will never run out of data to pull. I pretty much just pull High Equity in my city. I always have enough data for my two VA's. You may also want to look into doing text message marketing and PPC to supplement your marketing. I do all three and have done 15 or so deals in the last 6 months.

Thanks @Cornelius Garland. I use batchdialer so I'm not sure how that changes things. My daily connects are a little lesser than that. We're actually hovering around 150 or so per VA. How do you have your max dial attempts per number/record and retry time for each number set up? How many times and at what frequency are you dialing through your list?

Wholesaling PPC does my PPC and they've been doing a great job for me.

@Duane Alexander That is great to hear you are using ReSimpli. That is what we ended up deciding to go with and it seems like its gonna be a game changer. 4-6 deals a month is great. What would you say your breakdown is on lead source for those? Are you doing any DMM or PPC in conjunction with the SEO and VA's?

My last 12 deals have come from the following sources: 5 from text, 3 from cold calls, 1 referral, 4 from ppc. I have 6 currently under contract: 2 PPC, 1 Text, 3 Cold Call

From a quantity of closed leads standpoint, looks like you are killing it. I don't know the numbers behind each deal but if you are selling to flipper investors, they obviously think the deals were worth buying so congrats. Too bad you don't do this in my area here in So Cal, I would hire you in a minute to get me 10% of that quantity, let alone all of them! Deal flow is difficult here and price points much higher, plus there are a thousand wholesalers for every good wholesaler here.

 thanks!
