Missy H. Just curious what the costs was for insulating the windows ? How many windows ?? And how exactly?? Again just curious really glad you are taking care of the tenants .

I suggest returning the deposit and have her sign documents saying so and closing that file. It's bad enough that all was pretty much done under a type of identity theft issue . Like u said she cleaned up and took care of the apartment and there are no real loses . U just want to be protected from any future issues . It's not worth the headache

I use a standard lease about 3 or four pages just standard things . What kind of additional rules are u speaking about . Remember they only read it and sign it once . I wouldn't want a tenant that is not concerned with what the rules are anyway . I think it's great that u are being detailed and letting the tenant know everything u expect up front . It should prevent future issues if they know what kind of property they will be living in . Don't worry about scaring tenants u will only scare the ones u don't want anyway.

I think it may not be the best at the moment but over time it should be great . U know the location I'm sure it's a great one . Stick with it

@ Chris Anderson thank you for the info . Now I noticed you said u can't do the electrical or plumbing . Does that mean u pull the full permits for plumbing, electrical building and fire . But u can't do them your self and u sub contract it out or do u have to have the licensed plumber and electrician take out those permits . Just curious
