thank you @Brent Chauvin so much. I will ask that question about the taxes. But I've always thought more the taxes better the area. I ran the address in areavibes.com and it came out as extremely livable at 75 where NY also ranked the same. If you have any other links to check the neibourhoods more thoroughly I would appreciate it. Thank a million for you input.

Hi everyone!
Is it good idea to buy a four family house in flood zone? Flood insurance is $390, three of four units are rented. Property is in Baytown TX. Asking price $165.000 and rental income is $2575.00, taxes $4695. How much would you offer for it?

hello BP family! Hope all is well!
My question is where do I find off-market multi family properties to buy and hold? I am interested in out of state investing but if I find good deal in my state NY I will definitely go ahead, but I want to invest in Houston TX, NC, PA.
I am new in this field and all suggestions and advice will be appreciated.

I am not familiar with areas in Huston. I am looking in good neibourhoods of course and multi family, it doesn't have to be only in Houston. So if you have any info please let me know.
