@Chesley White As others have said, you use the best comps, not the closest properties, so the appraisal may be correct. If it's cashflowing that well, I can't imagine why you would want to sell. If they're willing to do 80% of $80k, that's still $64k out, so you're in for less. If that's the best you can do, I'd take it.

@Brian Dean You'd have to speak with a local attorney to get a 100% answer, but I can't imagine that the state has outlawed assigning a contract. I think sometimes people think that wholesalers are marketing properties for others, as opposed to marketing the property for yourself.

I don't have any suggestions, but I'm curious to hear the answers, so I'm bumping the post. Good contractors are very hard to find.

Hi @Billie Miller Denver's a great place to have real estate right now. The challenge will be finding the deals, not getting rid of them. If you can generate leads, you won't have any problems.

Just FYI, in Colorado I believe that the superpriority only applies to 6 months of HOA fees, everything else gets last position.

Post: sent 200 yellow letters got about 13 phone calls. but only 1 motivated seller. Is this a good ratio or not?

@Kay H. That's not bad for a first mailing. Be consistent,and you can narrow down the list further to get a better response rate.

@Kay H. What mailing was this? First? Eighth? What list were you using? How much time/money did you spend? These things all make a difference.

Here! I just had to chime in with my $.02 - REI is not "better" than law. What is "better" is whatever you have a passion for. If you love it it's not work. If you don't know your passion, do whatever makes you the most money for the least hours of work.
