I read through the thread, and generally agree with everything that has been said. Also take into consideration that because this is a non-liveable REO (in it's current state) you would likely need to bring it up to code in regards to fire escapes, fire suppression systems, fire rated door$, etc. $$$$ It's my understanding that if the property is currently being lived in, then it is "grandfathered in".

I wouldn't touch this with a 10 mile pole. My $.02.

I was in a similar situation this summer. My lawyer found a few cases, typed up a letter and sent it along. "Close on this deal, or we will sue" essentially. The seller quickly changed his mind and we closed.

hi @David Fierer! It is ABSOLUTELY possible to "make it" here with "buy and holds". Sure, you probably can't find a 50K house and rent it for 3K like you might be able to do in other areas, but there are some sweet deals if you are careful on what you buy. I just got a 4 family in East Hartford in late September. The numbers work really well for what I put into it. I work in Hartford and am originally from Windsor. Feel free to reach out.

Hi Edward, we are from the same area. I have a rental in E. Hartford and work in downtown Hartford. What did you mean that you bought two properties but your agent isn't making much progress? Fill us in, perhaps? Or shoot me a message. 

Either way, if you are looking for an agent, my advice is to find someone with the heart of a teacher and that has investments of his/her own. They will be a great guiding light. That's exactly what my agent, @Rick Santasiere was to me.
