Scenario: You Own A Home, A Duplex In An Urban Area, The Property Is Considered "Class C"... The Area Has Some Riff Raff And You Know This. 

It Is Time To Start Renting Out Your Property, Your Goal Is To Obtain A Good Number Of Applicants And Select The Best Fit Tenant For The Home. What Qualifications Are You Implementing? Are These Qualifications Different Than The Qualifications For A CLASS A Or B property? Why? Or Why Not?

Looking

To place an offer on a townhouse, I am using an Agents MLS search he set me up with.

- If I want to offer, am I stuck with him being my buyers agent forever?

- Do I even need to sign an exclusive paperwork to put an offer in?

- I hate long term commitments because I buy everywhere.

- How do you handle your security deposit? Do you use it for fixing the damages during the tenants stay?

- When the tenant leaves and demands security deposit back, how do you handle this?

- In PA, I can hold for up to 30 days, should I use the security deposit to assess damages and wear&tear, then give them the remaining?

Example: Woman with 5 kids just moved out after 2 years, carpets are destroyed, it’s not normal wear and tear, I got a 1.2k security deposit. My damages to cover with the new carpet with be 800.00

should I give her partial deposit back? Should I hold it up to my 30 days before I even think of giving anything back?

- I have leases with all tenants, when I sell the home, does the lease break or must I honor it?

- Can you legally decline someone housing based on their attitude and disagreements during walkthroughs?

- I had really good vibe with an older section 8 applicant, who I felt like was going to be my best fit tenant

- Have you ever declined someone housing based off of the following, personality, Attitude, outlook.. etc?

- What do I do in this situation? Both are qualified but one seems to be a BETTER FIT AS FAR AS TENANT-Landlord relationship will go!

- I do open house showings with certain pre set qualifications to apply, turns out, we had good solid applicants all around

- we chose the first person that had applied and processed her applicant, everything checked out fine

- However, on the final walkthrough, before I signed the lease for her to move in... I had some very negative vibes, ( lol don’t bash me with the, this is discriminatory talk ) and I really didn’t know how to react, I wanted to say, I don’t feel comfortable signing a lease with you anymore but I didn’t know how to articulate the reason why... ( didn’t want to give her a reason because it is always advised NOT TO. )

- I just felt like our tenant and landlord relationship was going to have negative energy, I felt during the final walkthrough she was going to become a nuisance tenant and annoy the next door neighbors...

- Have you ever declined Someone, even after approving them on the application?

- Just found out, tenants are eligible to receive interest on their security deposit ( most likely a few bucks, if that lol ) but they can make a whole case out of it

- PA law states, must hold security deposit, in escrow.... ...

- What do you do?

Many states - as well as Federal statutes - require that you accept the first qualified applicant with no discrimination whatsoever, no matter how many other qualified applications come in later. 

"Cherry picking" qualified applicants is a felony under Federal statutes, as far as I know. Equal Housing Opportunity seems to be a key provision in the Federal law.

I am NOT a legal professional, so get qualified professional advice before proceeding.

Name the states? Your statement is fully invalid.

- Lease ends in 10 days, verbally told them I would like to have another tenant in the property and that they must leave
