I had a similar experience when I took a different course (about personal development) two years in a row. I found that once I had assimilated the information I was able to pick up on things the second time around that I had previously missed.

@Anna Buffkin- I think one 'boring' and lonely part of real estate is starting out. Good to know the boring stuff doesn't go away, but I might have more 'fun' stuff in between to sweeten the other stuff that I gotta do!

I am not the expert (just a newbie myself) so here is just my opinion on this subject. Any business owner that wants to scale will have to delegate, hire others to do some of the work so the company can do more. However, I think every business owner needs to first build a solid structure and framework before scaling. If the current business doesn't have systems in place for the various moving parts, the 'scaled', larger business might be too difficult to manage. There is actually a podcast about some of this stuff, it is podcast #125. Not sure if it will help, but it is worth a listen anyway: great podcast.

Another point is, if you are ready to scale, realize that large business are successful because they are willing to pay the higher rate for a job that someone else can do. As humans, we only have so much we can do on our own before we max out our time and energy.

p.s. another tip is to spend time on BP and listen to their podcast- I get inspired by almost every one I listen too!

@Yonah Weiss- Thanks for validating the benefits of doing this kind of thing in a public place. I wasn't comfortable doing it in my home and wasn't sure if it is 'just me'. I also appreciate the reminder of the importance of consistency. It is something I struggle with in other areas of my life, but I know if I crank up the action in this department, I will see success. 

@Bruce Petersen- Thank you so much for chiming in here! This website is amazing at how it is the platform to deliver the encouragement I needed at the right time. Your story of the meetup is truly an inspiration, and I appreciate the 'don't over think things' because I know I won't give up until success, but I do tend to over-think things.

@Naftali Tolibas Nice post. I am reading Hal's book right now and I agree that when the motivation to get up is high, it is much easier to do. Also, Hal has some good suggestions like brushing your teeth right away and others.

Highly recommend that book!

@Deep Patel I think looking out for your father and the gratitude you have for his hard work on your behalf is just proof of your maturity. I'm only 25 myself, and I speak as if I am 60, but seeing this perspective in someone your age is truly inspiring! Good luck in your endeavors! :)

I am a newbie here, but I can agree that taxes here in NJ can very often wipe out any potential cash flow in a deal.

@Deep Patel: would you consider investing in another state? I don't know much about other markets, but perhaps broadening your search for the 1031 exchange can help you find the cashflow you seek.
