That is quite true! @Matt Bowyer

That's the one thing that DC has is appreciation. It seems that if you don't have the funds to purchase in these desirable areas that it's not even worth it. As a buy & hold investor the rents in DC are ridiculous and if you purchase right from the very beginning you will do quite well for yourself. 

The TOPA laws are just so scary! I've heard some people stay with commercial and stay clear of the residential.

Hello,

I am looking to form and nurture relationships with some serious cash buyers. There are times I come across some serious deals it doesn't happen often but once in a blue moon (or twice) I am notified of packaged deals such as hotels, several multi-units but these properties are in the $500k+ and can go as high as $12 million. If anyone is looking for these kinds of deals please reach out to me privately.

Hi Everyone!

I'm curious to see how everyone is doing in the Washington, D.C. market. I was taking my CEU's for my Realtor license and it reminded me how excruciatingly painful DC tenant laws are. I was thinking of purchasing my first multi-unit in DC but I'm really leaning against not doing so. 

I would like to find out what Investors experiences has been being a landlord in DC which is probably the MOST tenant friendly place on Earth!!

Matthew Foster Good luck! I was full time as an agent focusing on leases but now I'm strictly in sales and credit repair. I found that having a flexible career that compliments you being in real estate either as an agent/investor or both truly helps you to achieve your goals a lot quicker. Jared S. Great topic! I'm looking into purchasing my first multi unit in DC. My goal is to do an FHA. DC is super expensive so it will most likely be in a so so neighborhood. The tenant laws are ridiculous here so I'm a little nervous about that. Then I'll take the profits from that and purchase another multi unit. Good luck!

First congrats on your savings! It takes a lot of discipline. I'm also a newbie therefore I'll be watching this post as well. From what I've been learning it's important to remain focus on one niche (which I'm learning to do). You can take that $15k and find some owner financing deals (which aren't that easy to find but they are out there). That could help you build your portfolio. But if it's instant cash you want (and I use the word instant very lightly) then that's what wholesaling is there for. But you would have to be ready to dish out $1k per month for possibly 1 or 2 deals (depending on your market of course) but that one deal (again depending on your market) can net you $5-10k. But wholesaling is very difficult, you put a ton of money out there.

If I had $15k (to finally answer your question). I would probably partner with someone to do a rehab. And funnel a portion of that into my wholesaling business and then continue to recycle the money through investing strategies such as wholesaling. Wholesaling should always be done in the background especially if you are wanting to build up some capital.
