I'm kind of surprised that they wanted to get out of their lease, the least they could do is hold up their end of the bargain on a moral standpoint since you helped them in a tough situation. But you were a standup person the way you handled that transaction. This is why I love non-traditional real estate. The possibilities are endless. The win-win opportunities are endless. The profit potential is also endless. Great reminder that the moral ground is always inevitably the way to go.

You are in great hands! You're also in a great position to get started with investing in a multi-unit property. I would follow Brandon Hicks & Ben Leboyvich. Both purchase multi-unit properties very creatively using as little money as possible. Good luck!

@Brandon Hicks Amazing thread and thanks for sharing! @Will Porter had a great question about the market tanking. Would you simply save all necessary cash flow? What would be the back up if you were not able to refinance? I guess you could flip properties in between and take the chunk of the profit and place it in reserves or even wholesale. Awesome thread. Would love to implement this to purchase multi's in the future.

That's pretty amazing! @Wendell De Guzman My goal is to purchase a multi-unit property next year. I would love to learn more on how to creatively structure a deal like that without putting so much down up front. Pretty cool! Great way to start the year I must say.

Yeah I would get more info on how the Realtor fits into the equation. Once the property is under contract it's time to market like crazy! I don't know if you are part of any REIA's but those are good places to start off with, then postlets, cragislist and if it's a good deal the buyers will come. Then you go from there, sign contracts, EMD to title company, then settlement.

It's a great idea that you researched the HOA - that's normally where it hurts for investors from what I've heard. Those condo fees can be a killer and so can the association! Good luck and as always on to the next one!

Since I'm just reading this and today is Monday.

Gym
Called some leads to make appointments for this week.
Working on making an offer to Wholesale a property.

What I will be doing:
Updating social media with real estate.
Listen to a podcast.
Read (book, articles, blogs).
Take my son bowling and looking forward to taking no prisoners.
Check in with the title company about closing on a property this week.
Call a potential investor about scheduling a time this week on how we can help each other grow and maybe become partners.
Respond to emails to schedule showings for rental properties.
