I started attending a REIA out of my county and have attended for free for a year and a half. I think they are going to start charging new members a small fee. The amount of information that I have received from these guys has been invaluable. I would always be dumbfounded on how it was all free. Of course there are coaching programs but there was NEVER any pressure to join or come out of pocket for anything. The topics were different every month from marketing, to mind set to how to find, fund deals. We've had J Scott and Ned Carey share their knowledge with us. Many of these members offered to sit and chat with you about your business and answer any questions.

Then I went to another REIA, and they were pitching from the beginning, I watched people purchase $1000s of crappy coaching materials for folks who were desperately looking for an easy way into real estate and a quick buck. That was a sad and sorry sight.

So absolutely do your due diligence. But I do believe you must pay your dues to learn and to grow period but it's making sure you choose the right people to help further you along.

Hi Jonathan,

First of all congrats on taking action! I just started my direct mail marketing so I don't have any firsthand experience to provide BUT I've done a lot of reading and have been to many REIA meetings and the theme seems to be about 5-7 touches for your first list for the first 6 months. I've heard folks obtaining deals after the third month mark. With marketing you have to test, test, test. From postcards to letters and track what works the best. But direct mail marketing from what I gather is about stamina. So hang in there and be consistent because you don't need a bunch of calls, you just need one motivated seller and one deal and if that one deal nets you $5k or more (depending on your market of course) then that's what you're aiming for. Then you rinse, tweak and repeat (or you may not need to tweak at all). Good luck and keep us posted on how it goes!

I'm an introvert and have figured out ways to work with my strengths over the years. I think my biggest fear is wondering if it's the right time. I realize there will never be a right time. My biggest fear is knowing the right things to say. 

I believe that we overtime can overcome many of these fears, through practice and support. I've dealt with inaction but the way I have gotten over that is listening to experienced investors speak humbly. Witnessing that they don't know everything and they just did it anyway and will figure out the rest. Yes in some circumstances you can mitigate risk but you certainly can't completely eliminate it. 

I think meditation before doing something fearful is important. Whenever I have a fear about something, I think through it, all of the worse possible outcomes, then I think of my why. 

An inspirational moment occurred to me a few weeks ago. I took my son to the Concert for Valor and we listened to Veterans and their stories of how they risk their lives every day because of honor, because they said they would and because they had a huge enough why. It made my fears feel very minuscule compared to what they face. I laughed at myself when I think that I'm afraid to speak to a seller lol. 

Our fears compared to others fears aren't that big at all. Fear = Face Everything And Rise or Face it Explore it Accept it Respond.
