@Shayne Brescia I like that idea a lot, thanks. I've only done door knocking once and it wasn't too bad, still a bit nervous about it, but I like the idea of just talking to people about the neighborhood, more often than not they know way more than some numbers do.

It's great to hear that you are in the clear! I'm sure many of us can relate. Sometimes you have to ask yourself which is the lesser of the two evils? We're all just people with oftentimes similar circumstances. When you begin to think of yourself as an advisor/consultant, friend who's there to solve a problem, it really helps to change your perspective.

Thanks @Chad Bernstein I have read the red book and it was pretty extensive. I also started reading Flip. It seems that many of his books are great for beginners to intermediate investors but I'm sure experienced investors can find some tid bits as well. Thank you for sharing!

@Shayne Brescia Thank you for this information! As this is what I am finding out. 

When you door knock are you just finding out what people know about the neighborhood or are you asking them specific questions? 

I have seen a lot of activity around H St. as well more so the NE area. What seems to be great about DC is you can both cash flow pretty well (if you do your due diligence properly of course) and you can flip just as nicely. There's huge potential in many of these neighborhoods.

Thank you Joseph for such a detailed analysis! I will be referencing this post in the future as I continue to leverage my work. These tips have been very helpful.

I hired one VA to do some work, and he did a really great job, gave him a second job and he disappeared a bit. Come to find out his computer crashed but I missed almost two weeks worth of time.

I hired another VA to do some other type of work and she hasn't done anything so I'm ending her contract today.

I find that you get what you pay for and despite a minimum budget it's so important to do your due diligence.

Writing the job(s) in a document is a great tip. I didn't think of that. I will definitely do that.

This was a great question to pose. I'm actually going back to the W-2 world to get to my investment goals faster and when you work on commission you truly learn the value of living within your means and how much you can genuinely live off. 

I love the idea of rolling everything back into investing, stacking and building. There's a lot of temptation to have glitz and glamour but I'm assuming the point of real estate wealth, is early retirement, a legacy and financial freedom (which to me are financial options). Build that net worth. I love the strategy of using HELOC.

Hi,

I just wanted to take a poll to see if any investors had a preference between Elance or Odesk or do some of you use them interchangeably? I started with Odesk and now I'm exploring Elance.

Does it come down to a matter of preference?

Is one really better than the other?

If anyone could share their experiences that would be awesome!

Hello,

I will soon be working with a buyer that is looking to invest in the DC market. Although for the past year my focus has been on leases and not sales I'm a bit out of the loop in what's happening on the investment side of DC. I have a few questions if anyone is willing to share.

1. Which part of DC are people finding investors buying and flipping in?

I have access to MLS and can figure out ARV's and find out current and past sales. But I"m curious to know which neighborhoods are most attractive. My buyer would like to stay in the NW region although I've had some investors head over to the NE region and have been doing quite well.

Despite DC's stringent tenant laws I to would like to invest in this area. If anyone care to share some knowledge or where to go to find this information I would greatly appreciate it.
