I guess it's better to not get hung up on the presentation and just drop the letters in the mail. 

Do you mind explaining the 3 seconds of branding?

I didn't think of it that way. At the end of the day it doesn't hurt to try. Also if you keep the agent in the loop and give them a piece of the profit everybody wins! And you're right I'm not listing the property at all.

Really so the marketing makes no difference? That's pretty interesting I guess if you are desperate to sell or want to obtain a cash offer the marketing may not make a difference at all. I like the delivery analogy!

Hello,

I've come across a few properties with much higher price points. Does anyone market to these properties any differently? When I say higher $500k+. Would you do a formalized letter, postcards? Handwritten? Any suggestions? I'm curious to find out what everyone else is doing and what's working.

I would probably find someone local and meet them for coffee or lunch. Those are very involved questions. It would be hard to write all of it out. Only a suggestion. @Greg Totten

I second the professional letter for the Multi's. I have a list of LLC's and trusts that I will be marketing to only using professional letters. My first 250 sent letters I received 6 phone calls. The second one I received 7. I combed that list and removed those who recently bought and some were different owners from the address that was listed so I adjusted. It took hours. Either you have time or money. Although I did receive a phone call from a multi-unit owner without a professional letter. He only opened mine because it was during the holidays and I used an invitation colorful style envelope. He thought it was a holiday card! There's no exact science to it all, it truly comes down to timing and sometimes content. I'm still trying to figure it out. But you never know with that list one person could call you back a year later I've seen it happened for other investors. Trial and error.

Hi,

I'm currently going through my list to launch my next marketing campaign and I'm sifting through (which is probably more work than I need to do at the moment) but after checking some of these properties out, some of them are currently listed with a Realtor. But they've been on the market for quite a while.

Do folks bother marketing to these sellers?

I know there might be an off chance they may not be happy with the current Realtor or are looking for a much quicker closing.

But is it worth it? And is it ethically responsible? I'm a real estate agent but not a current Realtor.

Congrats on taking action. I would also suggest joining your local REIA. Great place to network with all types of buyers, lenders and other wholesalers. I agree with @Steven J. I called an investor to help me out with my first deal. Now I'm helping him to expand his business, learning a lot on the way.
