Where are you sourcing your multi-units from?

@Mark Updegraff  when things go bad or the buyer realizes his mistake guess who s/he will be calling to help save his investment?? YOU!

Sometimes you have to get slapped in the face to differentiate those realtors who really know the investment arena vs. those that just want to get that one-time comission.

There is similar bidding frenzy in the mainland just maybe not as high prices as Hawaii. 

My neighbor sold their primary residence in 1 day; had 11 offers all over asking price, a few were cash offers, almost all offers guaranteed to pay the difference in cash if the appraisal came in lower! If that is not the definition of crazy I don't know what is?!?

@Andrew C.  I agree with the other posters you should definitely go visit the area you plan to invest at least the first initial time, to get an understanding of the area, the team on the ground, etc. Once you have this knowledge and confidence in your team it will be easier to make future investments without visiting.

You will need 40% down payment to get a non-recourse loan in the name of your Solo 401K. You do not own anything in your personal name, it should be an arms-length transaction. All the income from the rental goes to the 401K not to your pockets. Similarly all the expenses incurred should be paid by the 401K not you directly. You will not get an tax treatment since the property is in the name of your 401K.

@Mohit Madaan  - "guaranteed", "no risk" and investments do not mix well :)

Add foreign currency fluctuations and it will be hard to get 9% in my opinion.
