Ask yourself how you would feel when your an old man and you never invested in real estate. Would you regret never giving it a try?  I've had so called failures and challenges with real estate investing but I am still way better off with investing than with not investing at all. Homes always rent. The challenge is renting to the right tenants. When i did not screen my tenants extensivly is when I rented to dirtbags

@Account ClosedI went to a Gates BBQ when I visited Kansas city last summer. I was great. The guy at the airport recommended it to me. If you want to check out other houses to compare them to TK houses just shoot me a message. These other ones are not on the Kansas City mls.

@Jason ChenYou can find something if you dig deep and know what properties are renting for.  For example there is a new listing at 6308 Blackstar dr. in Citrus Heights ca 95621. It is listed at 338k, it says the 2 units are rented at 900 each. no cash flow.  The piti with 30% down is $1666.0 per month. If you research the average rents on rentometor, you will see that now the average rents around there are 1200 per unit. So as leases expire, you can raise rents and cash flow.

@Jay G.tales of people living rent free for a long time are from 5 years ago or more or in a judicial foreclosure state. It is not happening here much anymore . Why don't you meet a bunch of wholesalers to supply toy properties . You then have time to research the property plus get clear title from a title company .

@Jason ChenYou should not rule out all of Citrus Heights. The zip code 95610 is nice as parts of it are close to Granite Bay. Just dont buy any 2-4 units on a street called Sayonara st off of Sunrise. Lots of crime. There are also good areas in Rancho Cordova that are close to the river. Just because someone buys a house in midtown does not mean they will not have some problems. It is close to downtown with homeless people , drunks, and late night owls creeping around.  I would only say dont buy for appreciation because at some point our 5 year run up in prices will stop. It always does. If your buying with the thoughts of holding for 15 to 20 years then you dont have to worry about when values stop going up and or go down .

The wholesale fee depends on what price you get the house under contract. If you get a house under contract for 500k that needs 100k to remodel then a 100k wholesale fee is not out of the question if they house will be worth 1 million. The holding fees depend on how much of a loan is needed for the buyer. The title and escrow fees would be from 2000 to 2500 depending on how the contract was written up.

@William D.there is no problem getting mortgages below 100k. It is very tough finding mortgages below 50k. Just buy a property where you make money every month so that if a tenant moves out you have cash reserves at that moment . If the tenant never moves out then you have cash reserves to pay off the mortgage early or to buy another property.

@Quang TranI would say dont waste the money on business cards. All you need to do is ask for that other persons business card or ask for their phone number and save it on your phone. I just recently went to real estate investor meeting and a person asked for my card to get help on a deal. I did not have it so I saved his number and texted him and he saved my number. He still has not responded. If you get your real estate license then go ahead and get  business cards.
