So I bought a 4 plex last year in utah from a seller(jane) who has an existing mortgage(via Ditech) on the property. The Contract servicing company("escrow specialists") is forwarding my payments to diTech. Ditech is making the payments to Jane's insurance company. We went through a title company and the building is now appearing in my name on county records.
My question is: How can jane be insuring something that I own? My insurance guy said that the insurance policy should be in my name. is this correct?

@Sophie Lavet It looks like you're interesting do doing what's often called "House Wholesaling". There are many topics posted on this subject. You'll want to check your local laws and attend a local realestate meet up... There will most likely be people there that are doing the same thing and you could learn from them and get more information about the local laws.
It's a great way to get started and with your background you'll be a step ahead.

@Alexis Hamilton yeah the data would be way more helpful. Count does nothing for me. @Jerry Puckett when I look my information up on the posted spreadsheet Column L show my properties address and not my home address. Maybe he pulled the wrong address in his query..

@Jerry Puckett and @Michael Quarles Thanks for that information!!! You're amazing. I noticed that the list you have only lists the property address and not the owner's address( My name appeared on the list but only shows my 4 plex address ). I would prefer to send the letters to the property owner's home address and not the address of their rental property. Can Listsource provide the owner's address as well?
I also liked CallText.com. I'll have to look into that as well.

Hi,
I'm looking to purchase multi family units in a couple counties in my state of Utah and thought I would try my luck with a direct mail marketing campaign.
I would like to get the address's of all multi family property owners in my county. I'm mainly looking at these two counties in my state.
Utah County, Utah: http://www.utahcounty.gov/LandRecords/AddressSearc...
Weber County, Utah: http://www3.co.weber.ut.us/psearch/
Is this information usually readily available? or would I have to manually drive all the streets and note all the multi family addresses by hand and look up the owners by their tax information. I would have to do this one at a time manually. This seems very painful. Is there a better way?

@Matthew L. and @Devin Deswert Just to recap so I understand. So you're saying I should cancel the big brother's lease and have them both sign a new lease with both of them on it? Is that right? I like that.
@Heather DeGeorge So you're saying I should just keep the big brother's contract in place and have the little brother moving in sign another contract as an occupant? This seems like the simplest option so the big brother doesn't have to sign another lease.

I'm a land lord in salt lake city, Utah and one of my single male tenants wants his little brother to move in. I'm not sure his little brother even has a job or would pass the credit check. I was planning on having the little brother sign the lease but I would have a little ademdum in there stating that his brother is responsible for paying all the rent and that he would be moving out once his brother moves out. I'm I approaching this wisely? Thanks for the advise.
