Glenn, I would stay in the Navy and do real estate as it can be done. Once you leave, it's harder to get back in if ever needed to do so; on the commissioned side.

Is this a rental or flip? I would replace the bad siding then pressure wash and paint. In my area I pay $45-$50 per square in labor to replace siding.

Most of my flips retail for less than $100k, I have to net a minimum of $20k, sometimes I'm a little short of that but $20k plus is my target.

Jak, the title of your thread is "sec 8 headache". Doesn't sound like you have an issue with Sec 8 or a sec 8 tenant! By law section 8 cannot give you information on the squatter. File eviction today for non payment of rent. I would have filed eviction within 72 hours of taking ownership of the property.

I'm addicted to real estate as well. Keep it moving and you'll do fine. For me, managing and owning 20+ rentals is easier than when I had 3. (The money is a lot better too) You will quickly adjust to the increase in rentals.

I use the primed doors becaus its cheaper and when I paint trim I paint the door to match.

Kel, this happens on half of the properties that I put an offer in on. The house could be sitting for a month then whe I put in an offer, I get the "multiple offer" response. Agents do this all the time to get you to bump your offer so they can get it sold. It has worked on me a few times as I have bidded against myself. Hold your ground and let us know the results.
