I'll let them put it up, write up an addendum to the lease that spells out their responsibility and liability of the wall mount. Too easy. 4 bolts in the wall mounted to the studs behind it. A little mud or spackle will fix in in less than 10 minutes.

Russell, check the ads of the the competing rental in the area to see if they have dishwashers. This will help you with your decision. I don't put dishwashers or disposals in homes unless its in an area that I need to beat the competition. If it's a desirable area then you shouldn't have a problem with going with out those items. Any extra appliance or ceiling fan, etc that has moving parts is just something extra that can break and you have to fix it.

There is money to be made, if there is a will there is a way. These houses can be flipped to another investor or sold on contract. Everyone needs somewhere to live.

Chris, how many rental do you manage will holding a full time job? I know what you mean about it getting bananas. It does make sense, use your energy while you have it.

Yes it is real, for those that start and hang in there to learn how to find those good deals to the point that they come automatic. You also can bring people into the world of RE and bring them deals. You will have the time, resources and knowledge to make your investors successful.

Now is a great time to buy. Pay CLOSE attention to comps and the amount of days on the market of homes in your target area. Move quick and have the plan for your end result and you will be fine.

If you dont finish that area, it can be used as storage of wood, poles etc which is a plus for whover lives there. Finishing it with drywall just give it a "finished" look

This is a liability issue and seller needs to know who is in the house. An agent is responsible to be present during a showing in case something is missing or damaged. I listed a house and found later that I my fireplace kit and brand new door (still in package) was missing; with no signs of breaking in.
