if you must replace go back with the green drywall. When I build new restrooms or gut an old one I go back the the green board.

I finish the garage to have walls and ceilings finish. I paint the walls with whatever my base color of my bedrooms/living area is along with a white ceiling. This cost no more than finishing a room and is worth the extra effort in standing above the competition.

my cost are around $2000 to replace furnace and coil and $1000 for the condendor
so the low $3000 should be the ballpark; shop around

some times I take the copper plumbing out and put it on the lawn, then go back with Pex. Word sometimes get around that the copper is already gone since it had been sitting outside for the taking.

a good bleaching and Oil base primer to seal. If the smell is too deep you may have to replace the infected area(s)
