Happy Birthday to Bigger Pockets, I really appreciate this site and to all of the great members that continue to contribute knowledge. Since I've been a member here I have learned enough to jump off the fence and have been full time investing for the past 3 years. As I continue to learn, I continue to grow.

I once had a terrible tenant, she had 10+ kids, yes over ten kids. They did everything that you've eplained about your neighbors. One of the sons where selling drugs and he even shot a bullet hole into a parked vehicle on the street. The neighbors comlained heavily to the police department and dectives. A detective contacted me and told me to evict the tenants or they will and will charge me for attorney fees. I met the detetive at the small claims court. The detective told the judge at the filing that an emergency 3 day eviction was needed and the judge granted it. It normally takes 2-3 for eviction. (I need this detective all the time for evictions) The where out of my rental in 96 hours and the block was quiet again. So what you and the neighors must do is keep calling the police and the detective in the area; make complaints. The law will get tired of this and will contact the landlord. Let us know what you do and the outcome.

Are you getting a lot of traffic? What type of area is it in? I would go with #2, most tenants have filed bankruptcy or had been foreclosed on or have bad credit. Or... let it sit empty.

A little high for my taste, I think $2500 tops, and that is still too high, but $1400 cheaper than your quote.

What is your plan after quiting your job? Is it getting another job or do you have some real estate investments going?

Here is the reality that the buyer will face on their future purchase: all houses they consider will only appraise at the contract price plus or minus a few. As someone mentioned before the appraiser is scared to appraise it at its real value and will only come in close or under the list price. This is what the buyer needs to understand on any house. Sounds like they have not sold a house within the last 5+ years because they would have went through what you're experiencing now.
Furthermore, you should not have to offer more incentives other than the $2k reduction. With you doing that makes it seems like it really isnt' worth it.
I had to lose $5k on the deal because appraisal, I took the $5k lower and the buyer was happy, they knew it was a deal and that appraisals come in tight. Keep us informed

If you know you can sell it quick, sell it and by more. This is exactly how I grew my business. At 25 you have a lot of energy and my know how or eager to learn doing your own work (rehab).
