I will be closing on this house soon to rehab and flip. What would you do to the exterior? IE paint colors, roof (if needed) etc .. thanks

Molly, this is common. Everyone around me that I know think it's bad to invest in real estate. When I tell them I'm doing great in RE, the respond sounding like an expert that the market is bad. Also that they could never be a landlord. I tell them that the are right, cause they said so. Less competition and more deals for us investors.

Wholesaling is a different market, different niche. Takes a different type of hussler to be in this field. Most real estate agents are comfortable with being a retail or REO real estate agent

Thats a good area Kyle. Sounds like a total rehab. You shouldn't pay no more than $20k max on this rehab material and labor. What is the sq footage, how many bdrs, baths, garage?

I've been fulltime since 2008. Every year has gotten better with my buy and hold and flips. I jump head into real estate and it's my passion so I does not feel like work. Currently deployed to Afghan while in the Army Reserves and still running my business. I can't wait to get home to improve on my business even more.

Kyle, what exactly are you getting done to the house that runs up to $33k? Indy is my yard! what area is it in? I would do like Andrew said and list it for sale.

I purchased my first short sale last month. It took 30 days for seller to respond to my offer which was $3k over list. They said I was the highest and still need me to come up another $1k I paid $4k over list. We closed 60 days after my initial offer on a cash deal. It was worth it. I have another offer on a short sale that the listing agent said was the highest and best after the good ole "multiple offers" notification. My offer is this time is $3k over and if the bank ask for anymore I will walk. This will be a great deal for a flip.

paint and rustoleum will works wonders on this! You can save those windows. Caulk the gaps where the air is coming through .

Toni, you'll see the price fluctuate. I bought my copy on ebay for about $6.00 a few months ago.
