Ember, I just buy the house and have complete control over it. I say this because bank owned houses are cheap enough in Columbus to buy with cash or at your tax sale. You will make more money and have more options with less red tape.

Cities near military bases and colleges are great. Dallas and Houston TX make great investment areas as well. You'll learn a lot here as to what direction to take. You won't learn in a day, but collectively over the weeks and months you'll know what steps to take. You can do tons of research of your selected city online such as their local economy, job growth, average income and etc.

commission goes to the broker and agent this is on the Purchase Agreement which went to the title company. Sounds like the first agent didn't have control of the buyer. I use to be in car sales, we had the same issues.

In Fall 2008 I was thinking of all the flips I was going to do in 2009 due to the rush of buyers from the 10% Gov't tax rebate.

Offer LCD TV, free appliances or down payment assitance at closing. Have your agent do email blast to the other agents in the area.

Hi Cora, that is great that you are getting into RE. So many chose to be skeptical cause of what they hear friends say or what the news say. Joining the REIA club is great and reading as much as you can here at BP will put you in the right direction. Do a search on BP for "good books" or something like that to find what good books to read that you'll find on Amazon or Ebay. I don't know much about CA other than its "high"! I used to be stationed near Santa Barbara years back. As fas as property management, you will do great managing them yourself if they are within driving distance. You will have control of keeping maitenance cost low. As you hussle meet handy people and contractors you will build a team that is on your "team" and keep the 10% monthly fee in your pocket. Keep us informed of your progress and stay away from the GURUs that want money.

I bought my first house at 20 and never looked back. Now in my young 30's and still considered young for what I acheived in RE. I was homeless as a child so I always wanted a house or 2 to live in!

proper prep and you will be fine with painting over aluminum siding. Paint does wonders!

Jarred, I learned a ton from reading Bigger Pockets and dozens of books that I bought from Amazon and Ebay. I started out with buying houses from my savings and then got a few houses with a loan. Flip houses and reinvest the profit and keep repeating while adding rental houses to the mix.
