Kyle I 2nd that! I'm glad we don't have a lot of red tape in Indiana, but when there's a money crunch the gov't will start to tighten up.

I would list it now. I have sold houses in November thru January, there still are people buying at this part of the year. I did have a house that was listed throughout the winter and did not sale. When spring came back around I went up $10k on the price and then it sold. Timing is important and you always want to be ready.

I started by getting my first 2 rental houses financed via mortgage. I also saved my money from work and started buying bank owned houses with cash and then pulling lines of credit to purchase more houses. I kept reinvesting just about all my profits back into real estate and kept growing.

Hi Kyle, I invest in Indy as well. My grandma always said "you can do wonders with new paint". You will attract more and better tenants with nice kitchens. I would paint the walls a bright neutral and cabinets white and change out the hardware to a silver (handles and hinges)

the more you around the project, the more you will learn. This is great in two ways, you will learn more about rehabs and learn more about your workers/contractor. If I hire someone to do work that I've never done before, I'm there watching so I can learn it. I also read about the codes and proper steps in books and online, so I can knoow what I'm looking at. Once the relationship builds up then there won't be as much monitoring. I just like to see what I'm paying for, I don't get in their way though.

This will depend on how quick you need to turn it around and what you will do next with the profit. Also pay attention to the season we are headed for and who is buying now. I do both retail and wholesale, it boils down to the time and the market area and YOU.

Have you pulled recent comps from the last 3 months that show the value is in the $135k ballpark? As an investor you should be buying this property for $40k. If you don't buy it, then who will? Someone will be facing the same rehab expense. With all the rehab needed plus the price the seller is asking, it's better off buying property that needs less work, you will come off a cheaper and save time. You have to ask yourself if you want to invest to make money, want somewhere to live or just want a an expensive "project" to feel good about the outcome? Keep us updated on what you do.

Thanks for serving Dustin, as a soldier I'm deployed right now and still investing full time. My advice is to buy foreclosures and go the flip route in the areas that are selling in the "now" retail price range. When you buy right there is money to be made and if the labor on rehab is low it's even better. The profit from your flips will help you grow. It the lower/middle areas you will find cheaper homes that you can use as rentals. Once you focus on the area that you plan to retire in, it will get easier for you. I've been deployed for that last 6 months now and have already sold 7 houses and picked up another 3.

I have used Window World once with great success. They did try to add on extra fees for extra services, I did not need the extras, so I paid exactly what the ad said for the window and the install itself. For larger living room window, they did charge a bit more.
