Keep pluggin Tony G, the deals will come. As time goes and you keep your eyes open you will learn what are deals and what are not. The more deals you do, the more will come to you. I don't touch anything I can't make less than $20k, if it fall short and I make $8k I take the money and move on to the next deal. If I would have waited for a ends all formula for my first deal, I never would have started.

Hi David, assuming the house was $1300 square feet, here are some rough numbers from my experience.
-Water Tank $250-$400 materials; depends on gas or electric a plumber will install for $75-$150
-Drywall/paint drywall is $4 per sheet paint is $50-$120 per 5 gal
mud and tape is cheap, you have to find affordable labor
-Furnace can run up to $3000 installed
-Pex plumbing $500 max including labor and material
-Windows windows $200 per window installed (10 windows =$2k)
On the high side it would cost me no more than $7000 to get this all done as long as it's not a drywall gut job. You should be well within $10k labor and material. Shop,shop shop around for pricing. Some additional information and pics would be great so we can get you more information.

Francois, don't wait until you get your license. Get in the game now. There are great realtors out there and you want to build relationships with many as you build your business. I got into investing first then got my license. I still use other agents from time to time.

This book is a great read and very inexpensive. I bought 3 as a gift for 3 friends a fews years ago and they still have done nothing with it.

Congrats on your first deal. This is the way I started, do the rehab yourself and learn as you go. This gives a great understanding of the rehab process so you know what to pay if you hire contractors or laborers in the future. Now on to your next deal! Be sure to let us know about it.

I have laminate in my home, the dog urinated in the same area for a few years causing bubbling at the seems a little bit. If it's a rare occurence and is cleaned quick, the floor should be fine.

I flipped a condo and had to accept a low ball offer to sell it. The $230 per month condo fees was eating at my bottom line. I could not make immediate improvements to the exterior as I had to wait for the association to improve all units at the same time. They make a good buy only if you buying for next to nothing.

Here is the picture. The comps in this area is $200-$230k The home was built in 1978 and it looks like "1978" What updates, colors would you recommend to bring it to the taste of today?
