We are still having success helping investors find BRRR properties. It is getting harder to hit the 1% rule, but rent rates are slowly catching up.

Our total interest was around 460-480 at the end. We sold the house and paid back the money. 50 was the minimum, but I believe we only used 40-45k. 50 was just the available amount. We didn’t get it all at once. We drew out money as we needed it to pay subs.

The minimum on the last one was 50,000. I only paid interest.

@Sean Starkey Check around with local banks. Some of them have some great HELOC programs. The last time I needed 50K to finish a project, I got a HELOC on my residence for 6 months. At the end of the day, the interest was only $400. My local credit union did a free appraisal on my house, and there were zero closing costs if I kept the money out for 6 months. And, I didn't have to get all 50 at once. I just drew on the available amount as I needed it.
