I use max FCU but 50 is their minimum.

Check with Max FCU. I use them for Helocs, but it is on a second home, not “officially” an investment property.

We have a lot of military landlords and tenants here in Montgomery. Maxwell AFB is our largest employer. One of our local RE gurus is @Rich Carey. He could offer some great advice.

You are correct, the appraisals have not caught up with the crazy purchase prices. But, in Montgomery we are still "really" close to the 1% rule. A 110K house will bring 975 - 1,100 rent.
I just purchased one for 85. The appraisal came back at 80. But, we will get 850 rent.

@Sam Bannister Capitol Heights is good for the most part. Unfortunately Midway street is really in Chisolm. Pretty much all crack houses and meth labs there. Our contractors do not even work in most of that area.
