My main focus is acquisitions for investors, as a Realtor. But, I have been a licensed contractor for 30 years, so I still do a lot of rehab on projects.

Those numbers have changed in the last 3 months. Now it will cost you 95-100 all-in to be in a B area. But, rent will still hit the 1% rule. (950-1,000). The best zipcodes will be 36117, ,36109,36106. With good areas in all of the other zip codes, but you would need to check out the particular neighborhood or street. City Data has some good info on demographics.

36117, 36109, 36106, 36116(some areas).
All other zips will have some good areas, but it is a street by street or neighborhood analysis.

Yep. CYA with every type of insurance you can find. Cover yourself with an LLC, and a trust if you can. And, get a personal liability umbrella policy. I have a 1 million PLUB that is only $16/month.
