You can still be all in for 85-90 and rent for 850-900.  I am looking at one right now that fits that description.

You are correct.  Not much chance of finding a duplex for 80, unless it needs 60k rehab.  Or, it is in a war zone.

The north, middle, and eastern part of that zip should be fairly nice.

Best zips, 36117, 36109, 36106, in that order.  Everything else will be a street by street analysis.

A lot of the older areas will be a street by street analysis.

But, the best zip codes to buy will be 36117, 36109, 36106, in that order.

36116 is a really big area with some great areas and not-so-great areas.

And, every other zip code will have some good areas, some neighborhoods better than others.

36104 near downtown would be great for STR.

We manage 140+ sf homes here and normally have them rented in 30 days.

I was involved, unfortunately.  I don’t recall rents dropping drastically.  My bank account dropped drastically.

As a licensed contractor, I do a pre offer walk through for my RE investors for free.  I can normally give a good idea of rehab costs.  Once we get a contract, our subcontractors give a set quote during due diligence period.  80% of the time we don’t use a formal home inspection.  But, a good inspection is a good idea.  Those guys are really thorough.

I think the rental rate would be more directly tied to supply.  But, I suppose if houses got cheaper, the rental rates could eventually drop also.
