Agreed, you definitely have to put in the time.  I have been in some form of real estate for 35 years.

Rough numbers(80hrs/week x 52 x 35years = 145,000 hours).  And, I am far from being an expert.

Great quote from Elon Musk; 

Put in 80-100 hour weeks every week.  This improves your odds of success.  If other people put in 40 hours, you will achieve in four months what it takes them a year to achieve.

@Daniella Lamis you should contact @Matthew Creel.  He is an investor and Realtor and lives there.  Very thorough and helpful in that market.

Just keep posting on the forums and they will find you. We have a strong STR market here in Montgomery Alabama.

Exactly right.  Ductwork maybe a little less, that will be about 3,000 - 4,000.

And don't forget about new drain line from house to street.  That is about 4,000 if it needs replacing.

And, low water pressure in old galvanized pipes inside the house, 3,000 -8,000.

Appliance package 2,500.

Gas water heater installed 1,500.

All new LVP in that size house 5,000 -7,000.

All of those numbers are in the ballpark.  Big ticket items will be the game changer.  AC system goes out and you will use 3 years profit to buy a new one.

My guy can usually give me a "range" of what it will cost when I let him know what I have.  A couple of them charge me $75 for the first hour, then $25/hour after that.  So, basically 200-300 for a day.
