@Mitchel Foster

Thank you!

Do you happen to know of any websites I can refer to to study and learn more about these different avenues to get an STR going in LA?

Hi BP,

I wanted to reach out to see if anyone knew if it's possible (and legal) currently to offer STRs in Los Angeles and Palm Springs? Would be good to hear from current STR investors an those areas as well. I live in LA and was thinking of investing in STRs here and/or or the Palm Springs area. Thanks a lot!

Best,

Post: Questions about Metron water meters

Hi All,

I have Universal Utilities right now at my MHP. They manage the water bill backs in my MHP and I have their meters in there. I’m thinking about going over to Metron because I’ve heard good things about them. But I have some questions to those who have Metron right now:

1. How do you guys deal with a tenant who doesn’t pay for their water/sewer bill? my current management company can shut off the water. My current meters have a valve on it and we can shut it off and put a lock on it. Do you guys evict? Do you guys remove the meter? Is there a way to shut off the water until they pay?

2. What I hate most about my current water management company is the fact that I don’t get all the money back every month (I see a huge delta), and the meters break often. How can I be sure that I can get all my water and sewer money paid back to me every month? And how can I insure that the Metron meters will not break on me like my current ones do?

3. How do your tenants get their water / sewer bill?

4. How do they pay it? Online? Together with the rent?

Thanks so much!

@John Jacobus From your experience with Metron: can you shut off a tenant’s water if they don’t pay the water bill? If so, does Metron do it or you/your manager does it?

also, by using metron are you collecting (from your tenants) almost 100% of what you pay in water/sewer bills (to the city)?

@Griffin Coxen I agree that in Seattle and neighboring cities that in the tech industry and other essential businesses/industries that tenants with these kind of jobs should be fine paying the rent every month these days. Granted, I don’t have any properties in Seattle and/or surrounding cities (yet), but I would think these are good factors for having good tenants that pay the rent during this pandemic.

I would like to hear from other investors in the area if they are having tenants pay or not during this pandemic. So far I’ve mostly heard of investors commenting that their tenants have been paying. Which is a great sign!

@Jeff Wallenius oh nice! Yah I have a MHP in southern Indiana. Do you happen to have any recommendations on mobile home repair men or handy man guys?

@John Underwood

That’s awesome! I just googled your area and it looks amazing! It’s no wonder STRs are doing well there. There’s probably tons of things to do!

@Jeff Wallenius

Awesome! I’ll look into Metron. Frank Rolfe always talks about them.

Do you invest in any MHPs in southern Indiana by chance?

@Brian Hughes that’s awesome! Yah knock on wood for sure! Well I think job wise I think the worst of it has passed (unless you work in the restaurant industry). So I think most people who have a job still at this point is ok for now.
