Grand Rapids has been very hot for a few years now. Muskegon is a market that looks untapped and ready to ramp up. There are some other opportunities around those markets too!

Hello Dan! Welcome to BP! Grand Rapids is an exciting place to be right now! We have a bit of a housing inventory shortage and this is creating opportunities for big profits! Homes sell in minutes sometimes here and my investor pool has made tens of thousands of dollars profit over what we anticipated in some cases! I've worked with a variety of investors in all stages of real estate so I'll be happy to share any knowledge I have to help you. Fell free to add me to your network. A good place to network with other investors and landlords is through the RPOA (Rental Property Owners Association). They have a breakfast on Friday mornings that is popular. There are other meetings as well during the month that are well attended. I would start with that group and see where it takes you.

Hello! I'm a local Real Estate agent in Grand Rapids that specializes in investor properties. I'm a HUD HOME local listing broker and I also work with the Kent County Land Bank with their tax foreclosure inventory. I get a lot of inquiries from out of town and even local investors who are looking primarily for 2 things: REO/Foreclosed homes or Multi Family Units.
These types of homes are fairly rare in the area compared to other properties but they do exist. When they do come up, there is a tremendous amount of competition for them. Sometimes the best way to pick up some of these properties is to be in a backup position and when the sale falls through in front of you it triggers your purchase! Occasionally, I also come across OFF MARKET homes that fit these definitions as well. As an investor looking for these types of homes, you need to cover ALL of your basis due to the huge shortage of homes in this area currently.
At a minimum, I recommend you engage a Realtor in the area and have them set up a search portal for you. These portals are like personal webpages that you can track any type of property you wish on a daily basis. Foreclosures, Multi-Family, Homes under $80,000, etc. Anything you wish and almost any parameter you want can be worked in so you only see exactly what you want to buy and be informed the moment it hits the market. You can also track homes under contract and see what they eventually sold/closed for. They are very helpful and I highly recommend them. I can set these up for you if you reach out to me.
If foreclosures are your game, I recommend tracking the auction sites as well. These will kick out homes that not everyone is looking at or will consider and can be a good source of deals. There are risks with these but if you are serious about picking up a home in this area you need to at least stay up to date on what is out there. @Peter VanWesep Hi. I'm a realtor that works the Muskegon Market. The downtown area and surrounding immediate suburbs are really under priced in my opinion. a nice 1200 sq ft 3bd that needs a bit of work would go for $70K in Wyoming/Godfrey Lee or Godwin Heights area is going for $25K in Muskegon! It's pretty amazing. That said, the rents are a bit different as well. You're essentially working with a different level of tenant over there in regards to income and such. If you have limited funds and want to acquire multiple properties, Muskegon is a far better choice than Grand Rapids right now.
To get an idea on what is happening there, I like to look at the Planning Commission notes. This really shows you what is on the horizon as far as the future of Muskegon. If you see a lot of large projects being discussed and approved you know the future looks bright. Builders and investors usually don't plan projects unless they feel the money is there. Hi Rafel. If you need help analyzing anything of interest, please let me know. I'm well versed in BRRR and can help you with market values and ratios. Be careful in the Grand Rapids market. Especially in the City limits. There are pockets that are historical that have experienced explosive appreciation but a few blocks away the growth is slower. Its easy to mistake a property that is close to a historic district as having a much higher future retail value than it really possesses.
