Just got done reading Joseph Neilson's book "Buy and Rent Foreclosures" book and LOVED it. I wondered if anyone purchased his Forms (Parts 1-7) from his website?
If so, was it worth it? Are they really worth the price ($500)?

Hello! I'm looking for any referrals for contractors in Omaha, NE to rehab an investment property. This is my potentially first rehab, so any referrals would be great. If you have anyone that has done the following:
- Painting
- Carpet
- Kitchen/Bathroom work (some tile work, replace kitchen countertop, install new appliances)
- Exterior siding repair
I'd like to get bids very soon, any help is appreciated!

Does anyone have experience using a flat fee MLS listing service to sell a home in Nebraska? I've been researching and most of these sites aren't very upfront on what fees you are agreeing to pay...... If anyone has had a good experience using any of these types of services for a home in Omaha your personal review/thoughts are appreciated!

*I live in Omaha, NE* Does anyone have any referrals for a RE agent that is "investor friendly" or has the drive to submit multiple (lower than asking price) offers on a regular basis?
I have a list of properties I'd like to make offers on, but with my current agent contacts, they have said in so many words that they don't want to take the time to do the amount of offers that I'd like to. The properties I want to put offers have high DOM so I think the probability of them accepting a lower offer is better than a newly listed retail property.
I've tried other marketing tactics in Omaha and this is something that I haven't tried yet, so....

Does anyone have a checklist for what should be done when preparing for a new tenant to move in?
The list I have right now is:
- Clean the carpets
- Clean the entire unit
- Make sure all lights work, nothing is broken, etc.
- Paint the walls if they need it.
Am I missing anything? Do landlords generally fill nail holes and repaint before the new tenant moves in?

I am a couple weeks away from placing a new tenant in my first rental property. The tenant that is leaving has kept the place reasonably clean throughout their stay. I'm going to have the carpets cleaned for the new tenant - do landlords normally deduct the cost of cleaning the carpets from the security deposit? (This property is in Nebraska)
