While a waiver may or may not hold up in any particular state, I beieve that in many places with or without one, in a lawsuit this is one seriouly damaged plaintiff with possibly no or few substantial assets for current ior future medical needs

But the good newd, FOR THEM is that juries love rich LL'S and the courts that award significant damages for the sake of fairness...aka, equity j

I just finished some of the required continued education classes for Realtors in NJ. 

Though good intentioned one of the big issues I have with this site is that so many people post "in my state/area, we do this". 

ALWAYS, always check YOUR state laws, the other do not matter.

As stated above, it is not allowed to discriminate on the basis of source of income. The " the home is not approved for the Section 8 program" phrase was specifically mentioned in the course as not being ok. 

I just checked my local allowance for section 8 in my county. Google: "2021 small area fmr (add your County)". This shows by zip code the rates the program pays. I also confirmed that, for arguments sake a 2000.00 rent is actually 1700.00 as there is a utility allowance that is not stated in the site referenced. [the utility rate I show was for illustration purposes only]

Good luck...its a minefield out there.

A lease termination fee is in order here. His promotion is not your issue

They want something, the ability to break a legal contract.  How would they feel if YOU wanted to throw them out if you needed to sell to someone who wanted to occupy the place do you think they would just go along?

Let their new employer pay a 2 month lease break fee while still pay for their last month of occupancy no matter how long in the month they stay.

Oh! THE SECURITY DEPOSIT is for Damages. Don't  touch it and return the balance according to the rules of your jurisdiction.

If the sale is too good to pass up, try to negotiate a return of his monies along with a sum to be determined  for getting a new place.

check with you tax advisor as perhaps the relocation $ is extensible and reduce any capital gains tax. Is it worth 5 or 7k to get the sale done?
