If I read correctly and this T has been in the property less than a month and that there have been many issues then I echo the above suggestion to provide the 'Happy Clause".

Any delay does not help the situation. Get a lawyer now to start te process and consider any costs the cost of tuition.

Stop playing around and put the issue in a formal notice and send it to both. Take away the real mower it is a liability to let them do it
Give them 5 days to get it done or you will get it done and levy it against the rent. Your lease should allow for this payment from the regular rent and the consequences that flow from it.

You don't find it a little pennywise and pound foolish to not pay 10.00 pet week to advertise?
In recent past a 3 line three day ad in a local daily newspaper in our NJ area was almost 50.00

I think many bvb replies are confusing a commercial rental with a residential one
The details of the lease control.
Very often in a commercial rental one rents 4 walls and a roof. Referred to as a triple net less. Again refer to the lease.

what you need is not just any attorney but the right attorney, and your free one is not it.
Get one that's knows how things work and see done on your area.

Anytime an Agent tried to pawn off a sus....uh, prospect they have that I allowed to to see the house they were worse than the dregs zi has already denied.
