Sell. Too little equity. Also itsnoy a completed development. If times get tough the builder can undercut you and still be offering a brand-new house to compete against your used house.

Why a discount. 4 unrelated folks who have no skin in the game. Are these 4 replaceable at employers whim, if so then this not much more than rooming house. One that you will have no control over.
What kind of business is this. Whst is the age range of the occupants...could it devolve into a frat house. lotsa ?'s here.

Your best protection is proper screening. Everything you want should be included in your lease. A T is is gonna do what they're gonna do and if you end up in court then you can try and recoup damages.
As to an atty. Go to LL/T court watch the proceedings and find one you like. There should be one on every bus bench in town.

From the initial post my thought was ....hmmmm...I'llbe polite.
in my part of the world a building lot for a 2400k s.f. house is 125000 if their lucky up to 250000. They do not rent often
The market for the redone expanded old homes is cheap ....at 500K.
In the last 4 recessions these areas lost less than 20% of value and once the storm abated they had new and higher average prices from which to recover from.
Our local industrial park has tons of vacancy in the past 18 months with the past 6 months its has gotten worse. As said above the crystal ball says that office space is going to get crushed, with much more working from home is coming.
Our local Mall is one of those that was mentioned above. NIMBYISM stalled project for almost 4 years and boasted 700 apts starting at 3K, an already scaled back Mall/shopping redo and 16K, 2 building Medical space (which also could get hit hard by tele med).
Recovery will be slow9

I would bill them each month for late fees (as long as they are provided for in your lease) and do all communications by certified mail.
Hopefully your lease provides for holdover penalties so if they do make sure to assess them properly.
Check with your attorney or perhaps online state laws regarding holdover tenancies. Many states allow for double rent.

Run your business. Gather your evidence document appropriate evidence and deduct from security. NOTE. If you did not implement late fees when due then they might not be allowed when they leave.

My suggestion is to know your dimensions, have range of acceptable colors and look for remnants. We did so and great. Realize that their free sink offers are often not worth it. Get 300 series stainless steel...Google it.
