You start by telling them that a pool is not allowed and it needs to go....like in 7 days.

look at your lease and see if it says anything about T not doing this or anything to effect your insursnce pr cause its cancellation

No disclaimer is going to prevent you from getting sued. T likely has little or no $ if their kids friend was to drown or have a permanent injury rendering the injured a paraplegic and needing special care for the next 40 years. Your rental property  is a nice plum to attach

If I recall the news stories correctly and before it became all Covid all the time NYC dumped some the worst into cities adjacent to NYC, much to the chagrin of the locals.

If that's you niche. well than go for it. Good luck GettIngNYC Section 8 to be responsible e to issues as they are often too busy providing stellar service to their in state ients.

Should things go sideways this could become a juisdictional entanglement.

We had have great success with Epson workforce series printers. Right around 100.00 print scan fax and wifi.

40.00 per month to rent something that brings in 12/15/20 thou per year. Our basic yard sale ad is STILL 30/50 for 3 days.

I still have a suspicion that many of the responses (I'm interested) are auto generated fakes used to create an illusion.

it is hard to pay for something that you got for free  especially when it was for a long period of time

We live and rent in an A-/B+ town and rentals are often derided and some for good reason. Our philosophy is to not "look bbn like a renta". IMO one way to do that is to not have the T in charge of lawn care/exterior maintenance.

Follow your criteria...and your gut. You said it yourself....they don't seem responsible

Also...especially in this case. No lawyers or those employed in legal services ss those weapons are waiting to be used....against you.

If you can afford the cost and aggravation, ridding yourselfof this stinker will go along way in improving the property overall.

Check your local regs and follow them to the letter regarding non renewal.

In our area of nj the usual issue is you need a secondary full size exit AND windows must large enough to admit a fireman unfettered access with full gear on. 

I lived in such a dwelling in Union City back bbn in late 70's

Full size doors in front and back. We liked it.

You might start with the kool side test. Get red kool aid and pick one unit to start, ideally the one you expect most.  The others do not need to know.  Make a story about trying to find a leak. Put the powder in toilets and kitchen sink. With the next blockage you might have s strong indicator of the offender.
