@Debbie Lee I'm so sorry this happened to you. Please know that you are not the blame, just a smart salesperson took advantage. I had something similar happen to me last year. I filed a complaint with the attorney general office. The attorney general office here contacted me within a week. They also sent me a copy of the letter that they send to the seller. The seller had 30 days to dispute. I also did a dispute with the credit card company which returned my money.  Please fight them, because they will keep on doing this same thing. Best wishes.

@Barbara Brown I too have decided to get my real estate license. Actually I just started class this month. I'm going to a community college, which was a lot cheaper than the proprietary schools. I found that other agents did not want to work with an investor and there are too many unanswered questions about dealing with real estate. And then there's the MLS thing. I found getting access to the MLS has not been easy. So I'm willing to go to school and learn more especially about real estate law in North Carolina. There's a thin line and the real estate laws are changing. I see this as a positive things. Good luck.

Any sale of real estate that generates proceeds that are less than the amount owed on the property. A real estate short sale occurs when the lender and borrower decide that selling the property and absorbing a moderate loss is preferable to having the borrower default on the loan. It is therefore an alternative to foreclosure.

You will be fine as long as you follow the VA guidelines. The loan is guaranteed by the VA and the the loan will be sold probably two or three times down the road. Who ever gets the loan will only be interested in whether the payments are made or not made.

Post: What does % distressed in a market snapshot?

While looking at the comps for an area the market snapshot has a percentage distressed and it changed from 3% a year ago to 2% a month ago. What exactly does distressed percentage mean?
