PS the owner still lives in the house. So I'm guess she needs money to get out and into a another place.

@Brandon Battle thank you for the information. The property is/was inherited from parents. For now, I've been told there is no mortgage. But that has to be verified. I will and plan on doing the other items you listed.

I was contacted by an owner of a house in poor condition. She owes about $11,000 in back taxes on the property. The tax assessed value of the property is $58,364. She told me it is 3 bedroom 1 bath. 988 sq ft. The houses of both sides of the this house are assessed at $116,655  1,788 sq ft. and $114,466 2,120 sq ft. She said the house is in poor repair, needs new roof, plumbing, electrical, maybe more. I haven't seen the inside yet. Need ideas about what to do about this. I want to flip if possible. I also know that the taxes will have to be paid. So I assume the tax amount gets figured into the overall expenses for the house. I know I hate assuming. Thank you in advance for any assistance.

Jon Pacitto I've been studying the same thing renting to students, but I'm also concerned with undergrads and the partying and noise levels. There's a medical school not far from me, so that looks promising now. There are several good books about student rental housing. Profit by investing in student housing Michael H. Zaransky, Smart Essentials for College Rentals Dan Gooder Richard to name a few.

Wow that house is just nasty But I realized that I may have to deal with some houses like that one day. But I'm not cleaning it out. I'll pay someone to do that.

I'm glad  you checked things out again. I believe in finding things out for myself, instead of someone telling me things or being the intermediary. You never know who best interest they are looking out for. I'm sure you will find something better.

Samantha Klein I would be very concerned about what really needs repairs. And I wouldn't take the friends word for the amount of repairs needed. I would verify repairs needed by your contractor. From what you have said it seems like the property has been neglected for awhile. Best of luck. J
