@Warren Hemphill finding out who owns the properties is key to me. There are numerous properties in rural areas as you stated. Use the tax assessor offices in the counties you have found the properties in. There you can find most of the information about the property. Then you can contact the owners if you are interested in the property. I have done this with yellow letters. And then be persistent.

@Chris Martin, thank you for the advice, I want to whole sale them as a package if possible, otherwise I would try to do them individually it depends on the seller. I have tons of questions about the property, but I didn't know if as a wholesaler I should ask some of them, or if that then became the buyer(s) responsibility. If you don't mind could you share some of the other questions with me, you would have about this.

I have an investor who is thinking about selling 4 rental houses. They are all rented at this time. He gave me the numbers for the taxes and insurance on each property and the amounts they are rented for. I drove by the houses today, and photographed them. I have a few questions that I need advice on, so I can make a informed deal. I don't want to buy them for myself, so I want to wholesale them. My questions are:
1) Should I try to do the package deal all 4 houses
2) Should I ask to see the insides of the houses, even though they are rented
3) I have the tax appraised values and he may be willing to sale the package $75,000 below appraised value
4) He's willing to sell all 4 houses as a package in the $150,000 range.
Can you figure out other things I should be looking for and questions I should ask the investor about this deal.

I didn't sell the property to her. A friend realtor sold the property. She saw one of my ads. She has already gotten a remediation report done. I'm just trying to figure out how I can help her. If she still wants to sell the property.
