Hi @John D., have you read Rich Dad Poor Dad by Robert Kiyosaki? He talks about how we should first buy income producing assets, and then let your assets pay for things such as nice cars, vacations, boat, etc. Let your assets buy your liabilities. Taking the slower, and smarter, route will only make your dream car that much sweeter.

Welcome to BP @Jacob Hixon. I would look into attending the local REIN meetings in Nashville as well as reaching out around this site. I have found there are a lot of people willing and able to help out!

@Sean Colyer @Jon Mason I would join REIN, try to attend the Bigger Pockets meet-up on Tuesday, and make it to Seth Mosley's Music & Money Investors Group that meet the first Wednesday of every month in Franklin.

@Meridith Peratikos I loved that episode of the podcast as well. I have been on the fence about becoming a pro member, so thank you for asking that in the forum. I think it may be worth it, for me, just for the unlimited calculator usage and giving back to a community that gives us so much for free, but am very interested to see what others who are already PRO think. I would like to hear more of your story (how you got started in REI, how you found your first deals in Nashville, how you manage while working a full time job).

Hi @Mark Douglas, I am in the same boat as you, but instead of just looking for another deal, I am searching for my first deal. I am constantly learning through podcasts, books, and networking, and I feel this inner pressure to just jump in and get that first deal, but am also cautious because of the market. I have met many investors through local REINs that have moved on from the Nashville market and into neighboring areas (Chattanooga, Memphis, Knoxville). I believe there are still deals out there, it is just going to take a lot more hustle than surfing the MLS. I think, at least in my case (looking for a small multi family to house hack) I will have to go off market through driving for dollars, direct mail, door knocking, etc. to find a true DEAL.
