I'm so happy to see this thread! Great idea @Zachery Buffin. I am going to attempt to make the other BP meetup in Nashville, but at 4pm, it's going to be tough for many people that work a full time day job. An after work social or Saturday morning meeting would probably the best for me. Let's get this thing going and start helping each other out.

@Darwin Crawford very entertaining read-thanks for putting it out there with 100% honesty. In your advice, what is the best strategy for a newbie in buy and holds? Wait it out and try to save up enough for down payment + reserves? Partnerships?

@Jordan B. with that much starting capital, I say go for it! I am in a very similar situation as you, just with less capital so I may have to go directly to a house hack with FHA financing once my lease is up. I think finding a great deal on a SFH with a traditional mortgage and down payment and then finding the multi-family house hack when your lease is up could really accelerate your wealth.
