@Victoria C. I would say local banks where you are planning to invest. They can be a crucial part of your team in an area you may not know well and be boots on the ground for you. A good lender should have a good general knowledge of which areas to avoid, which areas are growing, etc. Also, they may have other contacts you need, such as a realtor, property managers, contractors.

Hi @Joel Harrison I am in the Murfreesboro/Nashville area as well and am in a similar situation. I have met a lot of people around here who have done great things in REI starting with less, and the common traits they all seem to have is hard worker, creativity, and most importantly, persistence.
