My biggest fear at the moment is the same of many "newbies", not having credibility until I get a few deals under my belt and making a mistake that puts me on the sidelines for a long period of time.  Finding other investors around my local market and my network from my hometown is difficult when you have no proven track record other than your work ethic (which I am very proud of). My plan to overcome this is by analyzing deals daily, attending as many networking events as possible to show others I am committed and not just looking for a "get rich quick" scheme, and by being obsessed with personal development and education.

Hi @Eric Doss welcome to Nashville! I attended my first deals, deals, deals REIN home tour last week and it was well worth the guest fee- between the knowledge acquired and the networking opportunities.  I will becoming a member soon. Also, Seth Mosley from BP Podcast 230 hosts a free event the first Wednesday of each month called Music & Money Investors Group in Franklin, just off I65.  @Brandon Turner and Robert Helms have both been guest speakers in the past and hopefully Brandon will come back by the end of the year! Feel free to connect!

@Jonathan Polster I am mainly just going through listings on the MLS and have automatic emails from my realtor coming in at the moment. I really need to start direct mail, but I also kind of feel that this area is very saturated at the moment with mailers. The hard part about looking for a house hack is that most I have found that could potentially cash flow already have tenants on both sides. I know once I was owner, I could not renew one's lease, I just don't know if that would be my best option. Also, there is a little more emotion put into it than normal because my girlfriend and I will be living in it (also because it will be my first deal.)

I hear about deals at almost every networking event, so I would love to connect and let you know if there would be one of interest for you!

Hi @Jonathan Polster I live just south of Nashville and am currently looking for a small multi-family to house hack.  This will be my first purchase, but I would be happy to help anyway possible.  Are you planning on flipping the properties or buy and hold?

Congrats on the first deal! @Shaun R. The rehab looks fantastic, especially for doing it yourself.  What was the one major factor that pushed you all in to finally doing your first deal? When did you decide you had enough base education to make a wise decision without the dreaded paralysis by analysis holding you back? I know you said it took you years, so what made this time different than others?

Welcome to BP @Account Closed. I am a recent college grad and seem to have very similar goals as yours and am currently reading books and forums a large majority of my day. The BP podcasts are really helpful, especially because you can listen to them while doing other everyday things.  Become active in the forums and you will meet many like minded people from the Indy area.
