Multifamily deals are ridiculously hard to find especially in the northeast. Commercial real estate needs a serious market price correction to make sense

Good to see you and others move away from hard money lenders. In the past my experience with Conventus was horrendous and when I went private money it was dramatically better

You can go see properties quicker without having to coordinate with an agent

Listing agents who charge more don't often provide a better outcome compared to agents who have rock bottom listing fees. Agents will sell based on creating an emotional connection and not a guaranteed better outcome. They will pitch the level of effort but not commit to delivering anything better than a low cost agent will

This sounds like it would be secured by a second position note. This would not trigger any issues with the existing mortgage
