I had a terrible experience with PIP or PIP West and also interviewed another of their unhappy investors on episode 417 of The Creating Wealth Podcast. Note: the company uses multiple names PIP, Platinum Investment Properties, PIP West and it's owned by Charles Sells, Don Fullman may be an owner too. My experience was outlined in another BP post.

Also, I think you should never assume lower than an 8% vacancy rate. These promoters projecting 0-4% need to be more conservative.
