Well, there is more to it than just the financial aspect so don't feel bad. The more expensive the property, the more tempting renting becomes and $500,000 isn't too far out. There are other issues like being able to stay put for a long time, keeping kids in school districts, being able to do whatever modifications you want, etc. I'm only addressing the financial side, @Joe Splitrock. There are some intangible benefits and everybody needs to weigh them based on their own circumstances. Thanks for listening to my podcast and I hope you find it helpful for years to come!  :-)

Thanks @Joe Splitrock. Just one distinction, I only recommend renting higher end properties. If the property value is $200,000 or less, it's probably better to buy; however, renting a higher value property can be an awesome deal. It's very possible to rent a $1,000,000 property for around $4,000 per month or rent a $2,000,000 for $8,000 per month and that's a great deal! 

We like to see all our investors get about 1% of the value per month for $1,000,000 invested in 10 $100,000 SFRs should generate $10,000 per month in gross income and that's a great deal for the investor.
