Are there other areas in Philly that have similar priced homes? I was attracted to the area due to wanting to buy in cash.

@Ian Walsh The bronx has a high entry price and higher taxes than P.A.. I was looking at Philly because of the lower prices and what seems to be very low taxes. Plus it is not a terrible distance away from me.

@Alan Blitz Thats the impression that I got. Is that area projected to be up and coming? Or is there not really anything there yet for improving the quality of the neighborhood?

I was wondering who is investing in the 19140 zipcode. I was looking around there yesterday and was wondering how others have made out. What are reasonable rents and what are reasonable prices to pay o. Single fam and multis?

@david krulac wow that is a wide range. Still more than the ones I found on a quick search. Also, is it common out there to have all utilities be the tenants responsibility? That would be ideal. In NYC usually heat, water and sanitation are the landlords responsibility.

@david krulac What part of Harrisburg are you obtaining those rents? A quick search on realtor showed me a ton of 400 to 600 per month rentals. Is there that much of a variance in neighborhoods in Harrisburg or am I looking in the wrong part of town?

I read once and it kind of makes sense that since alot of landlords dont allow pets, if you allow a family to have a dog then you kind of secure them as long term tenants. Biggest downside is if they are bad tenants, then you wouldnt want them longterm.

I get 2000 for my 3 br in the Bronx and its on the smaller side. Your price is a little high I think so that would explain why only programs are responding. At the same time I think if you wait a little longer you can find a non program tenant for that price. As for the 2 tenants that did not show/reschedule I would pass on them and keep looking. Most likely they are great people, but if on your first interaction they dont make any effort to reschedule I would take that as a sign if things to come possibly. Maybe try 2100 as the rent. That seems to be a very common number. Or just keep your rent at the higher rate and be willing to accept a program if all else fails.

For whatever its worth to the individuals in this post, Ill vouch for John Hickey. Hes out there doing real things. Met him a few times and not only does he tell you his success he also points out his failures in the same convo.
